Selling questions, answered plainly
What does it cost to sell?
Commission is negotiable and agreed in writing before the listing goes live. Expect it, plus HST, to be the largest closing cost, followed by legal fees (roughly $1,500 to $2,500) and any mortgage discharge penalty. Ali will give you a net-proceeds estimate at the evaluation.
Should I list low and hold offers?
Only when the market and the property support it. In a balanced market, under-pricing a house that will not draw multiple offers just means selling below value. Ali will tell you which situation you are in.
Do I need to stage?
Decluttering and a deep clean are always worth it. Full staging pays off most on vacant homes and higher-priced detached; on a tenanted condo it rarely does.
Can I sell and buy at the same time?
Yes. The usual sequence in Durham is to list first with a longer closing, then buy with a sale-of-buyer's-property condition or bridge financing. Ali coordinates both sides so the closings line up.
